The horror stories usually start the same way: a low quote, a big deposit, and a contractor who stops answering. Here's the checklist that keeps you out of that story — yes, even when evaluating us.
Verify the license and insurance
In NYC, home improvement contractors must be licensed (DCWP) and carry liability insurance. Ask for both numbers and actually check them — it takes five minutes online and filters out half the risk immediately.
Demand a detailed written estimate
"Bathroom remodel: $X" is not an estimate. You want scope broken into line items: demo, plumbing, electrical, tile (with allowances), fixtures, labor. Detail is what makes bids comparable — and what protects you when questions come up mid-project.
Beware the lowest bid
If three bids cluster around a number and one is 30% below, that contractor is either missing scope or planning change orders later. Cheap quotes are the most expensive way to remodel.
Sane payment schedule
Reasonable: a modest deposit, then payments tied to completed milestones. Red flag: 50%+ upfront. You should always be paying for work already done, not work promised.
Talk to real references
Ask for two or three recent clients with similar projects — then actually call. Two questions matter most: "Did they stick to schedule and budget?" and "Would you hire them again?"
Judge the communication
How a contractor answers questions before a contract predicts how they'll handle problems after one. Slow, vague or defensive now doesn't improve later.
